Our Base Monthly Service is a monthly detailed in person report. Our proprietary property checking method will determine areas that require attention to ensure a great guest experience and property upkeep.
EXPRESS 1 HOUR REPORT
The Butler Team performs a one hour in person report. We check the most common issues found in short term rental properties. The report will provide you a succinct snapshot of meaningful items to address that will enhance the guest experience. The Butler Team can then work with you to schedule and complete approved tasks from the report. As needed, we may be able to recommend coordinating larger or more complex tasks to third party resources, such as property repairs and issues that require licensed professionals.

MAINTENANCE CATALOG
This package provides photos, videos, and locations of critical maintenance items for your property. We document the model, serial number, and location of appliances, water heater, heating and cooling units, water shut off valves, and much more. For self managers, this saves time in situations when you need to call for repair or maintenance on these types of items, and you don’t know all of the information needed to give to a repair company. Being able to bring an HVAC unit back online quickly in July can save a major refund!

PROPERTY ASSURANCE
This report will check the property for potential harmful issues that could impact guests. We will look for loose steps and handrails, trip hazards, fire extinguisher access, grill safety, and more! This survey provides property owners with peace of mind.

STOCKED KITCHEN CHECK
We use our recommended checklist of kitchenware to ensure guests have everything they need! Many guests spend significant time in and around the kitchen during their getaway. Providing a fully stocked kitchen with fresh cookware leads to happy and repeat guests! We will perform a kitchen review and provide feedback on items recommended to add or replace.

CLEANING SNAPSHOT
Capture a moment in time for property cleanliness and guest preparedness. Cleaning is the most important and difficult task in the short term rental industry. This service option provides an experienced set of eyes to ensure your cleanings are trending in the right direction. Photos are provided to support findings.

Evaluating the online presence and posture of your rental property on platforms such as AirBnb, VRBO, Marriott Homes and Villas ,and Direct booking sites. We evaluate and provide recommendations on amenities, listing verbiage, photos, review feedback, and how to potentially increase CEO.
